Agreement to Terms

By renting a storage unit from Storage Units Longview ("Company," "we," "our," or "us"), you ("Tenant," "you," or "your") agree to be bound by these Terms of Service and all applicable laws and regulations. If you do not agree with these terms, do not rent from our facility.

Rental Agreement

Month-to-Month Tenancy

All storage rentals are month-to-month unless otherwise specified in writing. Either party may terminate the rental agreement with 30 days written notice. No long-term commitment is required.

Occupancy

Your rental agreement grants you the right to occupy and use the specified storage unit. The unit may only be used for lawful storage purposes. You may not use the unit as a residence, workspace, or for any commercial activity on the premises.

Payment Terms

Rent Payment

Rent is due on the first day of each month. Late fees may apply if payment is not received within the grace period specified in your rental agreement. We accept cash, checks, credit cards, and electronic payments.

Returned Payments

A fee will be charged for any returned checks or declined credit card payments. Continued payment issues may result in termination of your rental agreement.

Rate Changes

We reserve the right to change rental rates with 30 days written notice. Rate increases apply to existing tenants as well as new customers.

Prohibited Items

You may not store the following items in your unit:

  • Hazardous, toxic, or flammable materials
  • Explosives, fireworks, or ammunition
  • Illegal substances or stolen property
  • Perishable food items
  • Living plants or animals (alive or dead)
  • Items that produce odors or attract pests
  • Compressed gases or propane tanks
  • Asbestos or other regulated materials
  • Items that violate local, state, or federal law

Storage of prohibited items is grounds for immediate termination of your rental agreement and may result in legal action.

Facility Access

Access Hours

Our facility provides 24/7 access to tenants with valid access codes. You are responsible for maintaining the confidentiality of your access code and must notify us immediately if it is compromised.

Authorized Users

Only the tenant and authorized users listed on the rental agreement may access the storage unit. Authorized users must provide identification upon request.

Insurance and Liability

Tenant Responsibility

You are responsible for insuring your stored belongings. We maintain insurance for the facility building and common areas but not for tenant property. We strongly recommend obtaining storage insurance through your homeowners/renters policy or through our insurance partner.

Limitation of Liability

We are not liable for loss or damage to stored property from any cause, including but not limited to theft, fire, water damage, pest infestation, temperature fluctuations, or natural disasters. Our liability is expressly limited to the extent permitted by law.

Locks and Security

You must provide your own lock for your storage unit. We recommend disc locks or cylinder locks for maximum security. You are solely responsible for your unit lock and keys. We do not maintain duplicate keys.

In the event of default, abandonment, or emergency, we reserve the right to cut your lock and enter your unit. You will be charged for lock removal and any necessary repairs.

Default and Lien Rights

Payment Default

Failure to pay rent when due constitutes default. After a specified grace period, we may deny access to your unit and assess late fees. Continued non-payment may result in placement of a lien on your stored property.

Lien Enforcement

In accordance with Texas Property Code, if rent remains unpaid, we may enforce our lien by selling the contents of your unit at public auction. Proceeds from the sale will be applied to outstanding rent, fees, and auction costs. Any remaining balance will be made available to you.

Unit Condition and Maintenance

Tenant Obligations

You agree to keep your unit in clean condition and prevent pest infestation. Do not attach anything to walls, floors, or ceilings. Do not make modifications to the unit structure.

Facility Maintenance

We reserve the right to enter your unit for inspection, maintenance, or emergency repairs with reasonable notice when possible. In emergencies, notice may not be provided.

Termination and Move-Out

Notice Requirements

To terminate your rental, provide 30 days written notice. Rent is not prorated for partial months. You must remove all belongings and leave the unit in clean, undamaged condition.

Abandoned Property

Property left in the unit after termination or abandonment becomes subject to our lien rights and may be disposed of according to Texas law.

Facility Rules

Tenants must comply with all facility rules, including:

  • No loitering or conducting business on the premises
  • Observe posted speed limits and parking regulations
  • Do not block driveways, doors, or other tenants' units
  • No smoking in or around storage units
  • Proper disposal of trash in designated receptacles
  • Respectful conduct toward staff and other tenants

Violation of facility rules may result in termination of your rental agreement.

Modifications to Terms

We reserve the right to modify these Terms of Service at any time. Changes will be effective upon posting to our website or provision of written notice. Continued use of our facility after changes constitutes acceptance of modified terms.

Governing Law

These Terms of Service are governed by the laws of the State of Texas. Any disputes shall be resolved in the courts of Gregg County, Texas. If any provision of these terms is found invalid, the remaining provisions remain in full effect.
